With an excellent level of management and communication skills, infectious enthusiasm, drive and efficient organisational attributes; you will direct and manage our sales function and team with overall responsibility for the sales and marketing of all residential developments within the office area.
Responsibilities:
· Marketing
o You will be ultimately responsible for the following functions, either through delegation to the residential sales manager or directly.
o Oversee the organisation of launch dates and marketing timelines.
o Pinpoint buyers and develop agreed target audiences with advertising team/staff and develop marketing strategies to suit.
o Liaise with the marketing department in deciding the correct marketing method for each individual development.
o Manage advertorial pieces with journalists where required. Review, edit and proof productions.
o Work with the marketing department on the procurement and development of marketing brochures, floor plans, images and their use and distribution as relevant to each development.
o Liaise with the marketing department in organisation of radio and TV marketing for launches, advertising campaigns or open viewings.
o Target previous investors, purchasers appropriate to their previous investments and purchases
o Procure and manage hoarding marketing opportunities where relevant.
o Tender and procure show unit/marketing suite fit outs.
· Sales
o Together with the MD, Establish the level of incentives offered – legal fees, guaranteed return, deposit schemes.
o Establish ‘Customer Extra’s’ to be available over and above standard specification. Liaise with QS to price and prepare budgets.
o Liaise with the Construction and Technical Director and Sales Manager to discuss and agree on phasing plans and unit layouts and designs and parking space and store numbers and arrangements.
o Through local market research, assist in decisions relating to mix of units in the right place on the right scheme.
o Agree and drive specifications for kitchens, bathrooms, appliances, wardrobes, flooring, and investor packages.
o Liaise with Construction Director to discus and decide on site sales centre location and arrangement, show units and completion dates.
· Reporting
o Produce a monthly marketing report for the Managing Director incorporating leads, contact and market developments.
o Together with the sales manager, produce a weekly sales/traffic report for the Managing Director and Group office.
o Prepare a commercial sales budget for each development.
o Use COINS software to set up plots for each development for database and reporting purposes.
· Legal
o Advise and review with legal representatives the legal sale documents
o Agree on percentage contributions whilst drafting legal documents by using service charges spreadsheet.
· Management
o Prepare sales staffing rota and coverage.
o Chair weekly sales team meetings to discuss progress and key calendar events.
o Carry out regular performance reviews of all sales staff.
o Ensure that sufficient and effective staff are in place at all times.
All such other duties reasonably consistent with the foregoing, as may be required.
